You already own a genuine asset: a custom, secure web app with resident logins, an admin panel, a member directory, and document storage — not a rented template, but software the HOA controls. Everything below builds on that foundation. Nothing here is a rebuild from zero; it's a choice about direction and capabilities.

The three paths

These are alternatives, not steps. The board picks one direction — whichever fits what you actually want and the budget you have. None is a lesser version of another.

Path 1 Features Only

The board may be happy with how the site looks and simply want it to do more. That's a completely valid choice. We leave the design untouched and add only the capabilities you pick from the menu below — pay dues online, message the board, edit content yourselves. Residents see the same familiar site, now with new tools inside it.

Path 3 Bold Redesign

A ground-up reimagining of how the site looks and feels — a new design system, a cinematic hero that unfolds as you scroll, elegant headlines, the whole visual language rethought. This is a noticeably larger build than the Refinement, and it makes the strongest first impression on new and prospective residents. If the board wants to go this direction, let's schedule a quick call to walk through it before I give you a final number.

Add-ons available to any path

Each of these can attach to whichever path you choose — they aren't tied to a redesign. Pick one now, pick all of them, or hold off entirely — whatever makes sense for the board this year. There's no obligation to do it all at once.

$900 off — reflects the build efficiency of doing it together, and the fact that Sage Creek is an original client. The same logic applies to a Bold path bundle: $8,000 listed, $6,900 for Sage Creek.

This is just an example, not a package deal — if it makes more sense to start with one piece (the CMS, say) and pick up the rest later, that works just as well. Whatever pace fits Sage Creek.

Two questions that sharpen the number

Once the board answers these, I can give you one clean final figure instead of a range.

Does the board want the site to look different, or is this about capabilities?

If the design is fine as-is, that's Path 1 — just add what's useful. If you'd like it to feel more premium or want a full overhaul, that's Path 2 or 3. There's no wrong answer; it depends on what the community actually needs.

Are residents going to be paying dues online?

If yes, Stripe Checkout is the add-on that most directly saves the board time — no chasing checks, no manual reconciling. If the board prefers to keep dues collection as-is for now, that's fine too.

Online dues pay for themselves. If 81 residents are each paying $528 a year, the annual collection largely takes care of itself once Stripe is in place — no manual follow-up, no reconciling. The custom site is also an owned asset that compounds in value the longer it runs; every year you have it, it's doing more work for less overhead than a rented platform would.
